Real estate investing
Investor experience. REALTOR® representation.
I work with investors on both listed and off-market opportunities, depending on the deal and the situation. My investor background means I understand underwriting, negotiation, creative structures and the realities of getting complicated real estate transactions across the finish line.

Novations
Novations require more than a listing agent.
Novations are exactly the kind of transaction where investor experience and REALTOR® representation need to speak the same language. I help investors evaluate the real estate side of the deal, position the property for market, negotiate the retail sale and coordinate with the appropriate title, brokerage and legal professionals.
THE INVESTOR SIDE
Underwriting, the agreement with the seller, repair scope and what the finished property has to achieve.
THE BROKERAGE SIDE
Positioning, pricing, marketing, the retail buyer and the negotiation that gets it closed.
THE COORDINATION
Title, lender and legal professionals brought in at the right moment rather than the last one.
A novation is not the right answer for every seller or every property. Whether it fits depends on the situation, and that is a conversation, not a template.
Disposition
Need to move a deal? I understand dispo.
I help investors and wholesalers evaluate the best path to get a deal moved, whether that means an investor buyer, a traditional listing, a novation or another appropriate disposition strategy.
- Who the likely buyer is, and whether that is an investor or a retail buyer
- Assignment, traditional listing, novation or another appropriate path
- Pricing against condition and against the comparable sales
- What repairs a buyer will expect, and what they will forgive
- The objections that will come back, and how to answer them
- Speed against price, and which one the situation actually calls for
- Retail positioning and marketing when the deal goes to market
What I bring is judgment on the real estate and the representation to execute it. I do not promise a buyer, an assignment or a closing on any particular deal.
FLIP BEFORE / AFTER PHOTO COMING
Fix and flip
Think about the exit before you start the renovation.
I've been the investor deciding where to spend the money, and I'm now the REALTOR® thinking about how the finished property will compete when it comes back to market. Those two jobs should not be happening in separate rooms.
- Acquisition
- Whether the entry number survives the repair list.
- ARV and comps
- What it will genuinely compare to when finished.
- Where to spend
- The work buyers price, not the work that is satisfying.
- Where not to
- Finishes the comparable sales will never pay you back for.
- Resale positioning
- How it enters the market and who it is aimed at.
- Launch and pricing
- The first week decides most of what follows.
Deal underwriting
I look at the deal before I look at the sale.
Deal underwriting first, listing conversation second. If the numbers do not hold, the marketing plan is beside the point.
- Purchase basis
- What it takes to get in, and whether that number leaves room for anything to go wrong.
- Comps and ARV
- What the finished property realistically compares to, not what the most optimistic sale on the street suggests.
- Repair scope
- What the work actually involves, and which line items move the resale number rather than the punch list.
- Holding costs
- Carry, timeline and the cost of a month longer than planned.
- Financing structure
- How the purchase is financed changes which deals work at all. It belongs in the conversation early.
- Exit options
- More than one way out. A plan that only works on a single exit is a thin plan.
- Resale risk and buyer pool
- Who is left to buy it at the number you need, and what competing inventory does to that.
- Negotiation leverage
- Where the pressure actually sits in the deal, and which side of it you are on.
This is real estate deal analysis grounded in my own investing, not financial advice. I am a REALTOR®, not a lender or a financial adviser, and none of it is a projection of returns.
Complex transactions
The weird deals don't scare me.
When a deal doesn't fit neatly into a standard buy-list-close box, I can help evaluate the real estate side of the problem, negotiate the transaction and bring in the right title, lending or legal professionals when needed.
- Seller financing
- Assumable financing
- Subject-to concepts
- Novations
- Assignments and wholesale transactions
- Unusual title issues
- Complex acquisition and disposition situations
These structures carry legal, lending and tax consequences that vary by situation. I am a REALTOR®, not an attorney, lender or tax adviser, and anything along these lines should be reviewed by the right professionals before it is signed.
How deals reach me
I work with investors on both listed and off-market opportunities, depending on the deal and the situation.
Listed investment properties
Off-market opportunities
Value-add properties
Flip properties
Rental acquisitions
Unusual seller situations
Off-market opportunities come up through relationships and timing. I do not run a standing inventory of them, and I would be careful of anyone who says they do.
Traditional representation
Buying and selling investment property
BUYING
Acquisitions and listed opportunities, property and condition evaluation, inspection considerations, negotiation, and what the resale or rental case looks like before you commit to it.
SELLING
Investor-owned listings and flip resales: pricing, marketing, launch strategy, whether the property is aimed at an investor or a retail buyer, and an alternative disposition route when that serves you better.

Where I work
Gig Harbor and the South Sound, specifically.
Gig Harbor, Tacoma, Port Orchard and the wider Pierce and Kitsap county market. These are not interchangeable. Septic and well, shared roads, shoreline rules, HOA and club communities, and what a street does to a number all vary considerably across a short drive.
Rents, pricing and absorption move, so I would rather pull current numbers for the specific property you are looking at than publish figures here that go stale.
My licensed brokerage work is in Washington. Personal investing I have done in other states is exactly that, personal investing experience, not brokerage representation there.
